4 Philadelphia Neighborhoods to Invest in 2021

Looking for the next hot neighborhood? Philly is full of them — if you’re quick enough to act. Just as areas such as Point Breeze and Fishtown have grown exponentially over the last decade, the city is still ripe with other opportunities for investment, and the turnarounds can be robust. Some of the best neighborhoods to pay attention to this year feature walkability, great proximity to parks, easy-access public transit, and so much more. Take a look at our favorite Philly neighborhoods to invest in this year.

Olde Kensington

Where is it: Tucked away between Northern Liberties and Fishtown.

What makes it special: Over the past few years, Olde Kensington has converted from an industrial corridor to an up-and-coming Philly hot spot. A number of vacant factories have been converted into lofts and condos, making the entire area a cool place to live.

Crane Arts, which used to be a plumbing warehouse in the area, is now a contemporary art exhibit. It’s evolving into an area for hip crowds and creatives to explore and call home.

Brewerytown

Where is it: A North Philly neighborhood just above Fairmount. It runs from the Schuylkill River’s Eastern bank to 25th Street.

What makes it special: Brewerytown got its name from the more than 20 breweries in the neighborhood pre-prohibition. Unfortunately, many of those breweries closed when prohibition hit, but now many of them have been turned into apartments and condos.

It continues to be among Philly’s most up-and-coming neighborhoods for investment, even as its popularity grows. It’s a favorite destination for young professionals and new families.

Where is it: This South Philly neighborhood sits on the Southwest edge of the Schuylkill River.

What makes it special: This little pocket in Southwest Center City has a lot to like, including proximity to the Schuylkill River Trail and a growing number of mixed-use developments and rehabbed homes, as well as the Pennovation Labs from the University of Pennsylvania.

Data also shows that you're most likely to experience the greatest profit from house flipping in Grays Ferry compared to other Philly neighborhoods.

Port Richmond

What makes it special: With easy commuter access and a growing mix of old and new businesses, Port Richmond is a prime investment for Philly buyers. As the area continues to develop, more will be drawn to this Northeast favorite known for rowhomes and rooftops.

Whether you’re a first time home buyer or an experienced investor, you’ll be sure to find a great bang for your buck in an up and coming neighborhood.
