Hyniff Heyward Shares His Favorites, Real Estate Advice, & Info For New Residents to Philadelphia.


Meet Hyniff.

Hyniff was born and raised in West Philadelphia. He worked as a property manager in student housing for 4 and a half years before transitioning into traditional real estate. He loves spending quality time with family & friends, dance, music and anything real estate related. His favorite Philly hangouts are Rittenhouse square park, Penn's Landing, and Sampan.

 

What is your favorite Philadelphia neighborhood and why?

I've lived in many different neighborhoods. But I would have to say Center City is my favorite. You get a wide variety of things to choose from. Whether it's going out to eat at one of the many amazing restaurants or slowing it down by sitting in the park enjoying the view. It's the heart of the city where you can really experience Philadelphia in all of its glory. One day I could be in the city shopping on Walnut Street; the next day I could be in the city going to an art show with friends.

Why did you decide you wanted to get into the real estate business?

Real estate has always been an interest for me. It wasn't until my previous career in property management that I felt compelled to get my real estate license. This rapidly grew into a passion of mine. So, it was a no brainer that making the decision to purse this career was the right choice. It was the best decision I could've made. I can honestly say that I am happy to be of service to my clients, friends, and family!

 

If you were to buy an investment property in 2021 and plan on selling in 2026, which neighborhood would you target and why?

I would target the East Kensington section of Philadelphia. The opportunity growth is rising quickly, and a ton of land has already been recently purchased by developers. There are even a lot of homeowners utilizing this momentum and seeing a great return in profit. It's located in proximity of some of the fastest growing neighborhoods in the city. All while still enjoying the perks, such as local & family-owned shops and restaurants.

If you were entertaining an out of town guest who has never been to Philadelphia before, what restaurant would you take them to first?

This is one of the most difficult questions about Philadelphia. The food here is amazing! I would have to say Giorgio on Pine. The restaurant serves outstanding authentic Italian cuisine with an intimate setting that makes you feel right at home. All their ingredients are locally sourced and super fresh. The staff are always so kind, knowledgeable, and attentive despite the number of guests visiting. They're also very accommodating, such as allowing for most items on their menu to be made gluten-free. The owner is sure to stop by and greet every table to ensure you are enjoying your experience. Just a heads up, this place is BYOB. Which gives you the option to enjoy your favorite drink of choice at your own comfort.

 
 

When you're not assisting clients with their real estate needs, what do you enjoy doing in your downtime?

I love spending time with my friends and family. Whether it's planned or impromptu, that time spent together means a lot to me. I also really love music and dancing! Over the years I've taken dance classes and competed in competitions. Although I haven't done any recently, I always find the time to dance. When I'm not with family and friends, spending time on personal development is super important for me as well.

 
 

One piece of advice you would give a first time home buyer before starting the process?

Take your time choosing the right team to work with. The process can be very rocky if you don't have the right support. Your team will consist of a real estate agent, mortgage professional, home insurance agent and title company. The quality and care of these individuals are crucial for your success throughout the entire process. Once you have your team in order, then you can start the next step of finding the right property for you.
