Mitch Gendelman Shares His Philly Favorites, Advice, and Info For New Residents.


Meet Mitch.

A life-long Philadelphia resident, Mitch is a 2018 Penn State graduate, avid foodie, traveler, golfer, and local sports fan! Mitch's motivation to pursue a career in real estate began after purchasing his first home/investment property, and he's been hooked ever since!

 

What is your favorite Philadelphia neighborhood and why?

I'm a big fan of Brewerytown. I live here, so bias aside I think it's a great place to start out in the city as a homeowner. There is a ton of development happening and plenty of opportunities to snag a great deal on a beautiful house at what could be close to a 50% discount compared to the more established areas. I love the proximity to the massive Fairmount park which is nice for walking the dog or exploring, which you don't get in most parts of the city. While the neighborhood is still being built up, you won't have quite as many options for dining or shopping, but the proximity to the Fairmount neighborhood makes up for what is lost in a few steps of convenience. This is not to downplay some of my local favorites like Rybrew, Crime and Punishment Brewery, and Spot Gourmet Burgers.

Why did you decide you wanted to get into the real estate business?

I have always had a great appreciation for homes and buildings, but it wasn't until very recently that I made the jump to work full time in the real estate world. I am brand new as a real estate agent, but I knew I wanted to be heavily involved in real estate after graduating from Penn State in 2018 and starting my first corporate job. There were a few people close to me that did very well dabbling in real estate, and seeing their successes definitely inspired me. After 2 years of corporate experience wasn't helping me meet my personal goals, I decided to make a change to immerse myself as much as possible in the industry. Only a couple of months in, I have not looked back once and couldn't be happier getting the chance to love what I do! 

 

If you were to buy an investment property in 2020 and plan on selling in 2025, which neighborhood would you target and why?

Brewerytown/Strawberry Mansion. More bias, I know, but as I said earlier there is so much going on in the Brewerytown area. What you may have missed out on is that this neighborhood is going to continue to spread North in the Strawberry Mansion area, and there are already a ton of projects happening north of Cecil B. More which is the divider of the two neighborhoods. Both have the same kind of proximity to Fairmount Park, and the southernmost part of Strawberry Mansion is just about the same distance to Center City as its eastern counterpart across the city, Fishtown

 

If you were entertaining an out of town guest who has never been to Philadelphia before, what restaurant would you take them to first?

Always a tough question, but the first place that comes to mind as I am currently craving Italian food is Giorgio on Pine in Washington Square West. It's a BYOB, so you can bring your guest's favorite wine to enjoy with the meal. It's casual but feels like an upscale dining experience and everything on their menu is delicious. I'd recommend the prosciutto platter to start, and then any of their homemade pasta dishes as an entree! 

 
 

When you're not assisting clients with their real estate needs, what do you enjoy doing in your downtime?

I like to stay active so I try to get to the gym as much as I can, playing basketball or golf, cooking, reading, and traveling when I can! I am also a big fan of Philly Sports, so watching or attending one of the games too!

 

One piece of advice you would give a first time home buyer before starting the process?

Learn as much as possible. Being an informed buyer (or seller) is so powerful, and while having a great agent working for you is very important I feel like this is an overlooked aspect of the purchase or sale of real estate. There is so much free information out there, so many great books, YouTubers, podcasts, and beyond. Ask a lot of questions to your agent, your lender, the inspector, everyone that you interact with during the lifecycle of your transaction, and really be present during the whole process. You are the ultimate decision-maker, so make sure your decisions are as informed as possible!

 

One thing any new resident should know before moving to Philly?

Bad things happen in Philadelphia-- Kidding! Philly is an incredible place to live that can go toe to toe with any major city in the country at a fraction of the price. There is such a rich amount of history, beautiful architecture, museums, parks, restaurants, and shops. You'd be hard-pressed to find yourself bored!
