Aaron Byles Shares His Favorites, Advice, & Info For New Residents to Philadelphia.

As a long time Philly resident and a real estate agent of 15 years, Aaron is invaluable to the The Venture Philly Group. What is your favorite Philadelphia neighborhood and why?

 Fishtown.  I am bit bias because I live there, but I really love seeing the progress in this neighborhood happen right before my eyes.  The infrastructure of the neighborhood provides the perfect small town feel while being in a large metropolitan city.  The neighborhood has everything you can ask for in walking distance, all while being a 10 minute subway ride to downtown via the Septa Market-Frankford line.

Why did you decide you wanted to get into the real estate business?

Back in 2005 I was studying business at Penn State University, and I quickly discovered that much of the course study was great for preparing you for a job in the corporate world, but there wasn't much regarding starting your own business or creating personal wealth.  I decided to pick up a few books that weren't included in the syllabus.  One of them being "Rich Dad, Poor Dad" by Robert Kiyosaki.  That book really changed my outlook, and helped me see that real estate can really be the cornerstone to anyone’s financial stability and freedom.  From there, I decided to get my real estate license and I started assisting clients in making smart real estate decisions.  Couldn't be happier that I made that decision back in 2005!

 

If you were to buy an investment property in 2020 and plan on selling in 2025, which neighborhood would you target and why?

In 2020 I am advising many of my clients that are looking for appreciation over the next 5 years to buy in Norris Square section of Kensington.  In my opinion, this is one of the next neighborhoods to see rapid growth.  One factor being the many large privately owned underdeveloped parcels.  Developers can improve a neighborhood quickly if they can redevelop large buildings, or build many new construction properties at once.  The location also makes perfect sense, easy access to public transportation (Septa Market-Frankford line), and a quick walk to some of the hottest neighborhoods in Philly.

If you were entertaining an out of town guest who has never been to Philadelphia before, what restaurant would you take them to first?

Tough questions! So many great options in Philly, but I would have to say Suraya.  Everything from the food to the atmosphere is done perfect in my opinion.

 
 

When you're not assisting clients with their real estate needs, what do you enjoy doing in your downtime?

I always have been a huge Philly sports fan through thick and thin, so if I am local I am most likely catching a game down in South Philly.  Although, I also like to travel as much as possible.  Whether it be a small European village to get some culture or beautiful beach, I want to see it all. 

 
 

One piece of advice you would give a first time home buyer before starting the process?

Make sure you have a solid team in place BEFORE you start looking at properties.  Many buyers make the mistake of finding a property before they have a Realtor and mortgage professional in place.  This could be a regrettable mistake.  If you don't have a team in place, there is a good change you will lose out on your top choice property due to be under prepared.  Then if you are able to secure a contract on your top choice you need to make sure you have a confident team to get the property to closing table.  There are many hurdles that you will need to cross during the "under contract" period, and you will want a team working for you that knows how to navigate their way to the finish line.

 

One thing any new resident should know before moving to Philly?

Philly is the best value on the east coast! Along with being more affordable than almost every other city in the Northeast, Philly is also very easy to manage.  No matter where you live you are only 15-20 minutes from anywhere in the city.  You really don't need a car if you live and work in the city.  Much of the city is walkable or assessable via public transportation.
