Irisa Llana Shares their Philly Favorites, Real Estate Advice, & Info For New Residents to Philadelphia.


Meet Irisa.

Originally from Albania, Irisa has been residing in NYC for the past decade and recently relocated to Philly. Their interests include creating visual art like charcoal portraits and staying physically active through activities like climbing, running, cycling, and lifting weights at the gym. As an entrepreneur, Irisa has undertaken several projects, most notably purchasing and renovating a 30-year-old bakery in the Bronx with their mother, transforming it into a popular local coffee and dessert spot. In their real estate career, Irisa is primarily focused on assisting first-time home buyers who wish to relocate from NYC to Philly, providing guidance not only on purchasing their first property but also on strategic long-term real estate investments. Given their own experience of moving to Philly for real estate investing, Irisa possesses a unique perspective and expertise in this area.

 

What is your favorite Philadelphia neighborhood and why?

My neighborhood, Fairmount, is my favorite in the city. I love being able to go to great restaurants, and museums and biking in the Schuykill path all in one area.

Why did you decide you wanted to get into the real estate business?

I have loved the process of buying real estate for my family and myself and having gained a lot of knowledge through those experiences I wanted to start helping clients do the same. 

 

If you were to buy an investment property in 2023 and plan on selling in 2028, which neighborhood would you target and why?

I would buy in Wharton because the neighborhood is up and coming, with new restaurants and coffee shops opening every month. The value of the current market is affordable for new investors, and the current properties there has a lot of potential for added value through renovations. This would make it perfect to buy in ‘23, renovate, and hold on until ‘28 in what I would expect to be a hot market.

If you were entertaining an out of town guest who has never been to Philadelphia before, what restaurant would you take them to first?

Chataye Thai is my go-to restaurant. Out of all the Thai restaurants I’ve tried in the USA this has been my favorite for the past few years. Even before I moved to Philly I always stopped there to eat each time I was in town. 

 
 

When you're not assisting clients with their real estate needs, what do you enjoy doing in your downtime?

You will find me at the Cliffs climbing gym rope climbing, trying to learn new techniques. When I’m not there, I’m probably home making Maple Syrup Creme Brulee. 

 
 

One piece of advice you would give a first time home buyer before starting the process?

Think of the reason why you would want to buy your new place. It might seem obvious but everyone has different motivations, and having a clear understanding of what your lifestyle goal is before you buy, is going to help you find the perfect place.
